Create listings that SELL! Home Sellers use to count on curb appeal to make a good first impression on potential Buyers. Now, with 80 percent of homebuyers starting their house hunt online, a home's "picture appeal" (how it looks in photos posted on the Internet), is taking over as the top way to impress Buyers off the bat! Below are some picture taking tips, when taking photos of your home!

1. Avoid Clutter...

Keep in mind that people want to see the home that is being advertised, NOT what is in it. The house should be free of clutter and reasonably clean. Cleand and clear our distracting items like toys, refrigerator magnets and the like before taking photos. If it leaves your home looking a little dull, accents like a vase of flowers can spice it up! Allow the person who's seeing the pictures to imagine their things in the home, instead of seeing too much of someone else's. You want to show off the space, not what's in it! 

 

2. Exterior Photos...

Photos taken from an angle show the homes dimension better than taken directly from the front. Avoid items such as telephone poles and large trees that would take away from the home. Take pictures on an overcast day so the sun doesn't cast dark shadows on your home.

 

3. Make it Look Bigger...

Sometimes photos make a room look smaller than what it really is...try taking photos from entry ways/door ways or the farthest corner of the room capturing the most of the room you can.

 

4. Lighting...

Open the curtains and turn on all the lights to make a room look bright and open. Rely on the camera's built-in flash as little as possible; it creats unattractive shadows and reflects off mirrors and windows. You should also avoid taking photos on rainy days or at night, as this will priduce gloomy photos.

 

5. Take Lots of Photos...

With many Buyers shopping homes online, we want to show them as much as possible! Take as many pictures and from different angles as you can! We will go through the pictures to see what we feel will best suite the listing. Please give us many options!

 

6. Camera Quality...

Many of the new cell phones these days have amazing camera quality, if you do not have an newer cell photo or access to a decent digital camera you might want to consider the extra option of us taking the pictures.

Online listings with bad pictures can cause buyers to overlook your home from the get-go. Which detours the Buyer from your ultimate goal of getting them IN the home for a showing!
